Does Roof Rejuvenation Void Your Shingle Warranty? The Questions Louisiana Homeowners Should Actually Ask
By Acadiana Roof Restoration LLC | Scott, LA | Veteran-Owned | Louisiana's Only 5-Star Roof Maxx Dealer
Every shingle rejuvenation company working in Acadiana right now publishes the same three numbers. Five years per treatment. Three treatments. Fifteen years. Those numbers are not what separates one company from another, because all of them print them.
Two warranty questions do. Most homeowners ask the first one and never get to the second, which is the one that decides whether the money was well spent.
The Question Homeowners Ask: Will This Void My Shingle Warranty?
It is a fair question and it deserves a straight answer rather than a sales answer.
Roof Maxx publishes its position on this directly. The company has obtained legal opinions from construction and contract attorneys on the scope of major shingle manufacturer warranties, and it reports that the largest shingle manufacturer has formally stated that coatings and penetrants applied to its shingles do not void its warranty. Roof Maxx has treated more than 100 million square feet of roofing and reports no case of a manufacturer warranty claim being denied because the product was applied.
Here is the part a straight answer has to include. The manufacturer controls its own warranty, and not every manufacturer has published the same position. If your coverage is still active and still worth something, get your manufacturer's position in writing before anyone touches your roof. We will wait while you do it, and any company that will not wait has told you something useful.
The Question to Ask First: What Is Your Shingle Warranty Actually Worth Today?
This is where the math usually runs backwards on people.
Most asphalt shingle limited warranties give full, non-prorated coverage for roughly the first ten years. After that, coverage becomes prorated. It steps down every year on a depreciation schedule printed in the warranty document itself, it covers materials only, and labor is not included unless you bought a system or workmanship warranty through a certified installer at the time of the original job.
There is a second limit that matters more in South Louisiana. These warranties cover manufacturing defects. They do not cover heat, ultraviolet exposure, humidity, wind, hail, or the oil loss and granule loss that actually age a roof here. A Lafayette roof that is a good rejuvenation candidate is typically twelve to twenty years old, well into its prorated years, and facing none of the failures the warranty was written to cover.
So the common worry gets it inverted. Homeowners hesitate to protect a roof in order to preserve a warranty that, in practice, would pay a fraction of material cost and no labor at all, against a defect that is not what is wearing their roof out.
The Question Nobody Is Asking, and It Is the One That Matters
Every rejuvenation product sold in this market makes a life extension claim. The claim is not the differentiator. What happens if the claim does not hold is the differentiator.
Ask every company quoting you a treatment these four questions, in writing:
- Can I see the warranty document before I sign anything?
- Who is the warrantor, the product manufacturer or the local crew applying it?
- Does the warranty transfer if I sell the house?
- What happens to my coverage if your company is not in business in four years?
Our answers: Roof Maxx is the warrantor and Acadiana Roof Restoration is the servicing dealer, so the coverage does not depend on any one crew staying in business. The warranty runs five years, it renews with each treatment, and it transfers with the home. The full terms are on our Roof Maxx warranty page.
Do not take our word for how anyone else answers. Ask them the same four questions and compare the two documents side by side.
What to Do Before You Book Anything
Find your shingle paperwork, or at minimum the manufacturer name and the installation year. If the roof is still inside its non-prorated window, contact the manufacturer for its written position on field applied treatments. Then get a real inspection, because a roof that is past restoration should be replaced rather than treated, and any honest company will tell you which one you have. Our guide on roof restoration versus replacement in Louisiana walks through how that call gets made, and if storm damage is part of your situation, our Louisiana roof insurance claims guide covers what your carrier will and will not pay for.
Then ask every bidder for the treatment warranty document. The company that hands it over without being asked twice is usually the right one.
