Roof Age and a Louisiana Home Sale: The Insurance Problem That Stalls Closings

Tropical Storm Edouard came ashore near Johnson Bayou in western Cameron Parish on September 1 with 60 mph winds. Acadiana was spared. The outer bands brought rain through Lafayette and the serious weather stayed west, toward the Texas line. But Edouard put the season's first Louisiana landfall on the board, and we are in the mid-August to mid-October stretch when the Gulf stays busiest.
If you have a home under contract right now, here is the thing most likely to move your closing date. It is not the weather. It is the age of the roof.
The part of the transaction nobody puts on the calendar
A buyer with a mortgage cannot close without a bound homeowners policy. The lender requires it. That means an insurance underwriter, not the buyer, not the seller, and not either agent, holds the last real veto over whether the deal closes on time.
In Louisiana, the first thing that underwriter looks at is the roof.
What roof age actually changes
Roof age moves three separate levers, and only the first one is obvious.
Whether a policy gets written at all. Some Louisiana carriers will not write a new policy on a roof past roughly 20 years, regardless of what the roof looks like.
How a future loss gets paid. Many carriers that will write the policy move roof coverage from replacement cost to actual cash value at an age threshold, or apply a roof payment schedule that depreciates the payout year by year. A separate wind and hail deductible is common. The buyer is insured, but not for what they think.
What inspection is required before binding. An older roof triggers a carrier inspection, and that is a different document from the general home inspection the buyer already paid for.
None of this appears in the listing. It appears eight days before closing, when the buyer's agent calls to say the quote came back at three times the estimate, or did not come back at all.
If you are selling
If your roof is 15 years or older, you have three options. Replace it. Restore it. Or discount the house by more than either would have cost.
Most sellers choose the third one by accident, because they wait until a buyer's insurance quote forces the conversation and then negotiate from behind. At that point the buyer knows exactly how much leverage they have.
A roof that is aging but structurally sound is frequently not a replacement candidate at all. Whether restoration or replacement is the right call is a condition question, not an age question, and it is worth answering before you list rather than during due diligence. If you are buying
Start the insurance conversation at least 30 days before closing. Not at the walkthrough.
Ask the seller for the roof's installation date and the permit. Then get a documented roof inspection written for an underwriter, because what a carrier needs to see in that report is not what a general home inspector writes down. The one thing that makes roof age stop mattering
A FORTIFIED designation is issued by an independent IBHS-authorized evaluator, recorded with IBHS, and it transfers with the house. Any carrier or future buyer can verify it directly. Research from the University of Alabama has found that FORTIFIED homes can carry up to a 7 percent higher resale value.
For a seller, that turns the roof from the thing that costs you money at the negotiating table into the thing that gets the house insured and sold. ARR is a certified FORTIFIED roofing contractor in Louisiana, and since November 1 of last year, that credential is a legal requirement for the designation rather than a marketing badge.
Get the answer before the appraiser does
