What Homeowners Insurance Won't Cover on a Louisiana Roof, and Who Pays for the Gap

Louisiana just put $100 million behind one idea: a roof that does not fail is cheaper than a claim that has to be paid. On September 21, Governor Jeff Landry and Insurance Commissioner Tim Temple announced the combined investment in the state's FORTIFIED roof program, and the Louisiana Department of Insurance says insurers must have new FORTIFIED premium discounts in place no later than January 1, 2027.
That news is about preventing the next claim. This post is about the claim that never gets paid, because most Louisiana homeowners learn where their coverage ends only after they file.
Three Parties, Three Different Jobs
Every roof in Acadiana has up to three things standing behind it, and each one covers something different.
- Your homeowners insurance covers sudden, accidental damage from a covered event, such as wind, hail, or a falling limb. It is written for a bad day, not a bad decade.
- Your shingle manufacturer warranty covers manufacturing defects. After the early full coverage years it is typically prorated, and it usually covers materials only, not labor.
- You cover everything else.
Everything else is a bigger category than most people expect.
The Exclusions That Catch Louisiana Homeowners
Standard homeowners policies exclude wear and tear, gradual deterioration, and damage caused by neglect or a lack of maintenance. Wear and tear is one of the most common reasons roof claims are denied in Louisiana, and it is the exclusion that fits a South Louisiana roof worst, because heat, sun, and humidity age shingles every single day.
Here is how that plays out after a storm. An adjuster finds lifted or missing shingles. If the shingles around them are brittle, cracked, and shedding granules, the carrier can argue the roof failed because it was worn out, not because the wind was strong. Long standing problems like an old leak, cracked flashing, or gutters left clogged for years get treated as maintenance issues, not sudden losses.
Two more limits stack on top. Many Louisiana policies carry a separate named storm or hurricane deductible, often figured as a percentage of your dwelling coverage rather than a flat dollar amount. Where the Warranty Stops
Homeowners often assume the shingle warranty picks up what insurance drops. It does not. A manufacturer warranty covers a defect in the product. It does not cover heat, ultraviolet exposure, humidity, wind, or the slow loss of the oils that keep asphalt shingles flexible. So the one thing that actually wears out most Louisiana roofs, gradual aging, is excluded by the policy and outside the warranty. That gap belongs to the homeowner.
How to Close the Gap Before You Need To
You cannot buy your way out of the wear and tear exclusion. You can make it much harder to use against you.

- Fix small problems while they are small. A missing shingle or a cracked pipe boot repaired this month is not a maintenance argument next year. Keep the receipts.
- Treat aging shingles while they are still sound. A roof that is drying out but not failing is a restoration candidate. If a storm has already hit, do not let an older roof talk you out of filing.
